Minimum budget based on our experience

Although you can find cheaper properties advertised online, our experience tells us that the quality of the listings below our minimum budgets will be quite low or they will be let in the blink of an eye.

Our minimum budget (per month) recommendations are there to make sure we can give you the best service possible and find you a great flat.

Despite their proximity, some areas can differ greatly in price from one another (e.g. Mayfair <> Victoria or Marylebone <> Bayswater or Notting Hill <> Shepherd's Bush), so the below recommendations are overall averages. 

Central London

If you're looking in Central London (including Marylebone, Mayfair, Covent Garden, etc.): 

  • £1500pm for a studio flat
  • £1700pm for a 1 bed
  • £2100pm for a 2 bed 
  • £2800pm for a 3 bed 
  • £3900pm for a 4 bed

East London

If you're looking in the East (Shoreditch, Liverpool Street, Bethnal Green, Hackney, Canary Wharf etc.): 

  • £1400pm for a studio flat
  • £1500pm for a 1 bed
  • £1950pm for a 2 bed 
  • £2800pm for a 3 bed 
  • £3900pm for a 4 bed

West London

If you're interested in West London (including Fulham, Hammersmith, Earls Court, etc.): 

  • £1400pm for a studio flat
  • £1500pm for a 1 bed 
  • £1700pm for a 2 bed 
  • £2600pm for a 3 bed 
  • £3500pm for a 4 bed

South London

If you're looking in the South (including Clapham, Vauxhall, London Bridge, Bermondsey, etc.): 

  • £1400pm for a studio flat
  • £1500pm for a 1 bed
  • £1950pm for a 2 bed 
  • £2600pm for a 3 bed 
  • £3000pm for a 4 bed

North London

If you're interested in the North (including Camden, Hampstead, St Johns Wood, Holloway, etc.):
